Tired sellers and the August market report for Sarasota and Manatee

The lastest market data has been released for the Sarasota/Manatee area. Some good news, some bad. We have fewer days on market, and fewer months supply (homes for sale over absorption, or sales, rate) than last year. However, you can see that the closed sales haven't changed as much, so that lends to the fact that sellers are tired. Listing and selling your home is a whole project. Keeping your home clean, leaving for showings and open houses, your agent chasing feedback and crickets, pricing conversations, lowball offers. Phew, it's A LOT. And having your home on the market and not successfully selling it and being able to move to your next goal, location, lifestyle, is disappointing. We've had more expired listings (homes that didn't sell while on the market) and deals fall apart than we have in years. A lot of sellers are taking a break after their home expiring, and looking at their plans and dreams and wondering if they need to pivot or if it's time to put their home back on the market for season. This is the toughest market for sellers we've seen in years, but that means buyers have more options. Buying or selling, there are more moving parts than usual, especially with the Fed's latest interest rate hike, with more looking likely in the next 12 months.
